The project is a medium-scale collective housing building located on a lot at 3120 Plaza Street, between Iberá and Tamborini, in the Autonomous City of Buenos Aires. It comprises fourteen residential units, organized over a basement level, a ground floor, and seven upper floors. The load-bearing structure was entirely resolved in reinforced concrete. Slabs, beams, and columns were left exposed, forming an expressive structural system that is evident on both the front and rear façades of the building and actively contributes to its architectural and material definition. On the main façade, a continuous balcony runs along the primary living spaces of the units, providing outdoor extension and acting as a solar control element. The railing was designed as a continuous plane that exceeds the balcony’s width and length, creating a discontinuous screen that defines the building’s formal expression. This strategy reinforces the horizontal reading of the ensemble and establishes a direct relationship between structure, enclosure, and form. At the rear façade, each unit features an exterior terrace measuring approximately 3.00 × 3.00 meters, which functions as an additional room for the apartment and enhances its connection with the outdoors. The remaining enclosure openings operate as French balconies, set within the frame defined by the concrete structure, reinforcing the idea of a clearly delimited structural volume. The building enjoys open views toward the railway tracks and the small linear park located at the front of the lot. The northeast orientation ensures a high level of environmental comfort in both winter and summer, optimized by the overhang generated by the continuous balcony, which controls direct solar radiation and improves the thermal performance of the units.
